Yes. When the home fits the programme, the partner fund pays the owner directly in cash, without bank financing, and the sale is signed before a notary. The fund values each property and decides case by case.
What does my buyer need?
Savings for an initial contribution from 5% of the price, household income they can prove (it does not have to be a Spanish payslip) and the aim of buying within a few years. We check the exact criteria for each case before anyone commits.
Which homes and areas qualify?
Second-hand flats, penthouses and duplexes in Alicante, Valencia, Málaga and Madrid. Detached houses, ground floors, converted commercial premises, third or fourth floors without a lift, VPO and new builds are excluded.
Is my client protected?
Everything is signed before a notary, and the purchase option is registered in the Land Registry, so it survives any change of owner.
Do I lose the client or my commission?
No. We work as your back-office, never as a competing agent. You keep the relationship, and your commission is secured when the fund buys, not years later. Any referral fee is set out in writing before you refer anyone.
